These are generally repossessions for non payment of a mortgage, many Spanish banks will not personally dispose of their repossessed property and prefer to pass it over to an auction house for reasons of publicity.

The price reflected for properties by the banks is generally whatever the outstanding debt is so it does varey from property to property but in most cases the true value of the property far outweighs the asking price.

DIRECT BANK SALES

The Caixa Bank are now offering their stock through Procam

Caja Madrid - Although this is only in Spanish it is an easy site to navigate and self explanatory with pictures of available properties to buy direct from the Bank.

Reser - The official Spanish auction agents for Caja Madrid with live online auctions.

Caja España - Again in Spanish but simply click on "inmuebles caja españa" to see all the available properties for sale directly from the Bank.

BBVA BANK - We cannot get a direct link into the section, so on the left hand side click on "inmobiliarias" then on "BBVA inmobiliaria" then on the Union Jack on the top right to get the English version of the Banks properties.

GOVERNMENT DEPARTMENTS

These are the government department websites, for a guide on the procedure see government auctions and how they work Many have English speaking departments while others do not. On saying that most of these sites are pretty self explanatory and some with pictures of the properties to be auctioned.

AEAT - In Spanish but self explanitory, lots of cheap auction properties which have arisen through non payment of taxes etc.

MIR - The ministry of the interior direct auction resources.

Ministry of Defence - Direct property disposal and auctions, in English.

Social Security - Lots of property in various areas for disposal, sometimes other items such as cars etc.

Tax department Barcelona - Properties for disposal in and around Barcelona.

OTHERS

Mainly private auction sites where an individual has submitted their property to a company for a quick sale which is reflected in the price.

SEGIPSA - Regular public auctions from private and government sources.
